Tiling a bigger house is a different job from tiling a small one, and Hornchurch is full of bigger houses — the inter-war semis and detached along Wingletye Lane and Butts Green, and the larger properties out through Emerson Park and Ardleigh Green. Two things change. First, floor runs get long: a kitchen opening into a hallway and out to a utility can be forty square metres in one continuous plane, and every millimetre of level error compounds across it. That work lives or dies on preparation — checking the floor, levelling it properly, and setting the run out so the tile lines carry cleanly through every doorway rather than jumping at each threshold. Second, these houses usually want a family bathroom and an en-suite, and often a wet room, which means proper tanking rather than a tray and hope. Large-format porcelain has made both harder and better: fewer grout lines to look at, far less tolerance for a wall that is out. We set out before we start, we back-butter where the format needs it, and we tile the boxing in rather than trimming round it. Fixed written price for the room, old tiles and rubble gone, and the house left clean.
